While most buyers don’t expect your decor to be exactly to their taste or for the house to be perfectly staged, it’s very important to keep the home picked up and clean.

One of the things that makes this easier is eliminating any clutter you have before the house goes on the market. Simplify your life by boxing up items that are not frequently used or that you won’t miss by putting them away temporarily. Knick knacks are a perfect example of this. Though you like to look at them as you walk through your house, not everyone will enjoy looking at a miniature Spoons of the World display.

All clutter should be eliminated as much as possible before the home goes on the market. Take one day and file away paperwork, sort through closets and donate unwanted items to Goodwill or another charity, and buy canvas bins and help children organize their toys and closets so everything has a home. A child is much more likely to put toys away when they know where that toy lives.

Many staging experts will recommend that you de-personalize the space by taking down family photos, portraits of the children, refrigerator artwork, etc. I am in agreement with some of those recommendations, especially removing refrigerator clutter. But instead of taking down all personal photos, I choose to take several photos, convert them to sepia or black and white photography, and place them in gallery frames.

One of the biggest, and most frequently overlooked mistakes people make is leaving their bathrooms “lived in”. I recommend buying a “shower caddy”, or waterproof basket of some sort to keep all toiletries in, so that when you are done getting ready, you can easily store these personal items away.

I recommend a thorough “Spring cleaning” before any home goes on the market. Whether you do this yourself or pay someone else to do the dirty work, blinds, ceiling fans, and baseboards and millwork should be dusted, windows should be cleaned, and tile grout should be cleaned. If your shower or tub caulking is moldy or mildewed, I highly recommend recaulking those areas. Not only does it immediately provide a more sanitary space for you, it provides a cleaner look to your potential buyer.

While you may not be ready to make a move due to current market conditions, there are many small changes you can make to your existing space to create a new and updated feel.

One of the most dramatic, and least expensive, changes you can make to a room is by updating the paint colors. Selecting paint colors can be a daunting task for many people though. The best way to pick paint for your home is to hold the swatches up to the furniture and accessories in your room and find one main color for the wall and two complementary colors for accessories. It’s much easier to find paint to match your upholstery than the other way around.

If you want to create subtle drama, you can paint the focal wall of your room a color that is one to two shades darker on the paint deck.

Here are some things to keep in mind when choosing colors:

• If you are looking to create a spa-like, relaxing environment, light shades of blue and green enhance relaxation.
• Though yellow is cheerful and inviting, it can be a visually overpowering color if used incorrectly.
• Browns and warm beiges enhance a natural feeling and can be used as neutrals for decorating.
• Reds are often used in dining areas and kitchens as the color stimulates the appetite.

When choosing accessories, use the complementary colors you chose to determine the color of accessories you are looking for. For instance, in the bedroom shown, the three colors used were a light, warm beige, hopsack, and a light blue. Accessories were then chosen based on these colors — oil-rubbed bronze lamps, sea-grass table runners on the bedside tables, photos of a mountain lake with blue sky, and light blue candles (not shown) were chosen to accent the room. Throw pillows with the same tones were also selected to complement the color scheme.

When choosing your color palette for one room, make sure you take into consideration the flow into adjoining spaces. The idea is to be able to walk from room to room, feeling a smooth transition and subtle changes.

Because of the number of distressed properties in the Greater Los Angeles area, existing home sale prices are expected to decline slightly during 2010. While this may not be the time to sell if you bought a house during the real estate boom, it presents an opportunity for first-time homebuyers and those who are looking for a second home, vacation home, or potential investment property.
